',,- "-/VI er¡diá¡j"'-; -\~ A IDAHO ,i ~, -y Q. ~"F¡ ... dr.,TRE^-"\JRI;V~ , SlHe£ 1!,1903 MEMORANDUM: To: Mayor and City Council Kristy Vigil, Assistant City Planner '{JI From: Subject: Final Plat Modification Application - Request to Modify the Approved Fencing for Silverleaf Subdivision No.1 and No.2 (File No. MFP-O6-001) Staff has reviewed this submittal and offer the following comments: APPLICATION SUMMARY & LOCATION The applicant, Liberty Development, Inc., has applied for final plat modification approval to modify the approved fencing in Silverleaf Subdivision Nos. 1 and 2 The approved fencing shown on the landscape plan for Silverleaf Nos. 1 and 2 is either five foot solid vinyl for the perimeter fencing and one common area lot, or four foot open vision constructed of wrought iron for common area and micro path lots. The applicant has constructed the perimeter fencing of six foot solid vinyl and six foot solid cedar and the fencing adjacent to the common area and micro path lots has been constructed of four foot solid vinyl. Fencing on the eastern and southern boundaries of Silverleaf No.2 is shown on the approved landscape plan to be constructed of five foot solid vinyl. The fencing has been constructed by the developer of Lochsa Falls Subdivision and the subject applicant plans to retain the fencing. Silverleaf Subdivision Nos. 1 and 2 are located on the east side of N. Ten Mile Road, approximately Ijz mile south of Chinden Boulevard, in the NW 1,4 of Setion 26, TAN., R.IW. The site has already been platted. STAFF ANALYSIS & RECOMMENDATION As stated above, the fencing in Silverleaf Subdivision Nos. 1 and 2 is already constructed. The Unified Development Code (UDC) does not have a requirement for pennanent perimeter fencing and staff supports the proposed change in materials. Further, UDC 11~3A.7 does allow for four foot solid fencing adjacent to common area and micro path lots. Therefore, staff supports the solid fencing adjacent to the common area and micro path lots, and the change in materials for such fencing. Staff recommends approval to modify the approved fencing for Silverleaf Subdivision Nos. 1 and 2 (MFP~O6~OO 1), as proposed by the applicant. MFP~O6-00 1 Silverleaf Subdivision No.1 and No.2 Page 1
