The proposed streets will be constructed to Ada County Highway District and City of Meridian standards. (Construction Standards: 33 ft. street section and 5 ft. sidewalks.) The proposed residential collector will be improved with a 29 foot street section and 4 foot off-set sidewalks. 2. The proposed development is in conformance with the City's Comprehensive Plan. This area is designated as Single Family Residential, Commercial and Mixed Planned Use Development on the Comprehensive Plan Map. 3. The development will connect to City water and sewer facilities. The subdivision will connect to the White Drain Trunk. Water is available in Ten Mile Road and will be extended east fi:om Ten Mile through Bridgetower Crossing Subdivision No. 2 to the subject site. A small portion of the property along the southwest end of the project will sewer into the Five Mile Creek trunk. This issue has been discussed with Public Works staff. 4. The preliminary plat submitted complies with most provisions of the Ordinance. A planned development application was approved on the project which allows for deviations in frontage, setbacks, uses, block length, lot sizes and home square footage. 5. All applicable easements have been shown on the preliminary plat. The street names reflect comments fi:om Street name Committee and should be in compliance with the City Grid Systen~ All items noted on the preliminary plat checklist have been completed. 6. DEVELOPMENT FEATURES: 1. The preliminary plat consists of 209.01 acres, which is a portion of a larger property holding. The entire property is made up of approx. five parcels purchased and optioned from different owners. The property shown within the preliminary plat is owned by E.L. Bews, Young Lands Ltd. and Primeland Development Company L.L.P. 2. The acreage configuration between uses is as follows: a. Single Family: 129.14 acres b. Office: 8.07 acres c. The study indicates that capacity exists on the roadway network. As the overall project progresses, some improvements such as center turn lanes and participation in signalization of key intersection~s will be required.
