Broadway Ave. Ste. 102 Meridian, ID 83642 Re: Project Narrative – Century Farms Self-Storage, Meridian, ID The proposed Century Farms Storage is a component of the Hill’s Century Farm North, located at Southeast corner of S. Eagle Rd. and E. Amity Rd., in the SW ¼ of Section 33, T.3N., R.1E, Meridian Idaho. We are proposing a Conditional use permit for a 73,730 square foot 443-unit self-service storage facility on 3.89 acres of land in the C-C zoning district. The project shall be designed to complement the architectural character of the residential area. The building design shall comply with the Commercial District design standards set forth in the City of Meridian Architectural Standards Manual. Building facades have been articulated to provide visual integrity of material. Material sustainability is being represented using masonry, cement panel siding, stucco, metal and glazing. Individual façade wall planes are broken up using material joint lines, revels and/or material banding. Where masonry is used the material is designed to wrap the corners to convey an appearance of mass. The material color pallet has been limited to subtle, neutral tones. Accent material is used in conjunction with the main materials to break up the façade planes and provide visual interest. Building overhangs have been provided at the primary entrance off Amity Road. The project roofline is modulated providing variation in height that is held consistently throughout each façade. Using softer materials, EIFS, on the south elevation as well as a higher volume of Landscaping will make for a nice transition to the residential structures to the south. Exterior building lighting has been added along Amity Road and the facility entry to enhance safety and avoid conflicts with tree plantings. The building lighting will incorporate energy-efficient architectural lighting. The developer will be requesting approval to install signage that will be integrated into the building design on the west elevation, Amity road elevation and building elevation of the retail/office building entry. Great care was taken to create an architectural focal point near the intersection of Eagle and Amity. A 25’-0” landscape buffer will be provided along the collector and local roads as shown on the attached landscape plan. Access to the facility will be taken from Amity Road. Hours of operation will be from 6: 00 a.m. to 10: 00 p.m., as required by Meridian City Code. Let us know if you have any questions, we are more than happy to help.
