Hill’s Century Farm Subdivision
LOCATION: The site is generally located ½ mile east
of S. Eagle Road on the south side of E.
Amity Road at the southwest corner of E.
Amity Road and S. Hillsdale Avenue, in
the NW ¼ of Section 33, T. 3N., R. 1E.
I. PROJECT DESCRIPTION
The applicant, Kody Draffer, requests approval of a two-year time extension on the preliminary plat
for Hill’s Century Farm Commercial Subdivision.
II. APPLICANT INFORMATION

III. STAFF ANALYSIS
The preliminary plat was originally approved by City Council on October 4, 2016 (PP MDA H-2016-
0092) and the final plat for Hill’s Century Farm Commercial Subdivision No. 1 (FP H-2017-0051)
was signed by the City Engineer on August 29, 2018 and recorded on October 4, 2018. The
preliminary plat consists of twenty (20) building lots and two (2) common lots on 19.73 acres of land
in the C-N zoning districts. A portion of the preliminary plat currently remains “un-platted” as
depicted on the final plat as shown on Exhibit B.
Due to market factors, the applicant has not submitted a final plat for the un-platted area (Hill’s
Century Farm Commercial Subdivision No. 2). The applicant will not be submitting the final plat for
Hill’s Century Farm Commercial Subdivision No. 2 for approval within the two-year period from

execution of the initial final plat. Therefore, the Applicant requests approval of a two-year time
extension on the preliminary plat for Hill’s Century Farm Commercial Subdivision.
With all extensions, the Director may require the final plat to comply with the current provisions of
this title. Staff is not recommending any additional conditions of approval for this extension.
IV. DECISION
Staff:
Staff recommends approval of the proposed two-year time extension on the preliminary plat set to
expire on August 29, 2022.

VI. CITY/AGENCY COMMENTS & CONDITIONS
A. Planning Division
Site Specific Conditions:
1. Applicant shall comply with all terms of the annexation and associated development
agreement provisions and the preliminary plat (PP MDA H-2016-0092) approved for this
property.
2. The applicant shall obtain the City Engineer’s signature on the final plat for Hill’s Century
Farm Commercial Subdivision No. 2 by August 29, 2022 in accord with UDC 11-6B-7 in
order for the preliminary plat to remain valid; or another time extension may be requested.
