Watertower, Suite 200 Meridian, Idaho 83642 Re: Hightower Final Plat Modification — Justification Narrative The Land Group is requesting the approval for modification of the final plat approval for Hightower subdivision. The modifications from the previous approved plat are located near N. Jericho Rd. in the North East corner of the site. The previous final plat showed a sidewalk paralleling N. Jericho and intersecting the sidewalk paralleling E. Chinden Blvd. This side walk was removed due to N. Jericho Rd. being vacated with the fixture construction of the adjacent development to the East of the Hightower development. The 6' concrete wall which runs parallel with E. Chinden Blvd. was also reconfigured to continue to the property line at the East and then will be continued with the future development of the property to the East of Hightower at the same elevation of 10' above Chinden centerline. The section of fence running North and will intersect perpendicular to the concrete wall along Chinden. willThesections of fencing on lots 12 and 14 in block 3 were removed due to the concrete wall being constructed. Having two fences that parallel each other in such close proximity would cause a "tunneling" effect. To alleviate this issue the fence at these lot locations was removed, allowing the homeowners to have better views as well as opening the site up for maintenance.
