Streets, curbs, gutters and sidewalks are to be constructed to standards as required by Ada
County Highway District and Meridian Ordinance. Dimensions will be determined by
the City Engineer. All sidewalks will be five (5) feet in width.
Proposed plat is in conformance with the City of Meridian Zoning & Subdivision
Ordinance and Comprehensive Plan.
Development will connect to City services.

STATEMENTS OF COMPLIANCE & DEVELOPMENT FEATURES
BALDWIN PARK SUBDIVISION NO. 1
All proposed streets will be public and constructed to Ada County Highway District
Standards. The streets will be constructed as 36-foot section with curbs, gutters, and 5-
foot sidewalks on both sides within 50-feet of right-of-way. The proposed streets will
meet the improvement standards set forth in the Meridian Zoning Ordinance.
The proposed residential development is in compliance with the Meridian
Comprehensive Plan and Meridian Zoning Ordinance. The plan designates the property as
single family residential development.
The development is subject to the dimensional standards of the R-8 zone. All proposed
residential lots exceed the 6,500 square foot minimum lot size. All lot street frontages
meet the 65-foot requirement or the 40-foot requirement where the road bends at a 90-
degree.
The development complies with the approved preliminary plat.
The street names on the preliminary plat were submitted to the Ada County Street Name
Committee for their review. Attached is a letter from the Ada County Street Name
Committee approving the street names for this phase of Baldwin Park Subdivision No. 1.
The Street names do not conflict with the City Grid System.
There are 7 common lots that will have trees, shrubs, and grass that will be utilized as
landscape lots.
Statement of Development Features: This phase of the development consists of (3 8)
single family residential lots, and (7) common lots.
A traffic study was prepared by Dobie Engineering and submitted to ACHD. ACHD
reviewed the entire project for Baldwin Park Subdivision and approved the findings of
the traffic study. The finding of the traffic study have been incorporated into to the
design of the project.
The applicant will provide pressurized irrigation to all lots. The system will be
constructed to Settlers Irrigation District standards and owned and maintained by the
District.
The development will connect to City services.
The final plat was prepared in accordance with acceptable engineering, architectural and
surveying practices and local standards.
