PARCEL “A” DESCRIPTION
A parcel of land being Lot 5 and a portion of Lot 1, Block 58 of Paramount Subdivision No. 22, located in
the Northeast Quarter of Section 25, Township 4 North, Range 1 West, Boise Meridian, Meridian, Ada
County, Idaho, being more particularly described as follows:
Commencing at the Northerly lot corner common to Lots 4 and 5, Block 58 of Paramount Subdivision
No. 22, as same is shown on the Plat thereof Recorded in Book 105 of Plats at Page 14312 of Ada County
Records, said point being the POINT OF BEGINNING;
Thence South 14°07’29” West, a distance of 119.35 feet on the lot line common to Lots 4 and 5,
of said Block 58 to the southerly lot corner common to said lots 4 and 5;
Thence South 64°07’14” West, a distance of 63.74 feet to a point of curve on the southerly lot
line of Lot 1 of said Block 58;
Thence 71.05 feet on the arc of a curve to the right, with a radius of 91.00 feet, a central angle
of 44°44’17”, and whose long chord bears North 21°48’53” West, 69.26 feet to the southerly lot
line of Lots 1 and 5 of said Block 58;
Thence North 00°33’16” East, a distance of 64.42 feet on the westerly lot line of said Lot 5 to a
point of curve;
Thence 31.42 feet on the arc of a curve to the right, with a radius of 20.00 feet, a central angle
of 90°00’00”, and whose long chord bears North 45°33’16” East, 28.28 feet on the westerly lot
line of said Lot 5;
Thence South 89°26’44” East, a distance of 53.24 feet on the northerly lot line of said Lot 5 to a
point of curve;
Thence 38.49 feet on the arc of a curve to the right, with a radius of 181.00 feet, a central angle
of 12°11’06”, and whose long chord bears South 83°21’11” East, 38.42 feet on the northerly lot
line of said Lot 5 to the POINT OF BEGINNING.
The above described parcel contains 0.29 acres more or less.
