LEGAL DESCRIPTION
That portion of the Northwest Quarter of Section 8, Township 3 North, Range 1 East, Boise Meridian,
City of Meridian, Ada County, Idaho, described as follows:
COMMENCING at the center quarter corner of Section 8, Township 3 North, Range 1 East, Boise
Meridian, from which the west quarter corner of said Section 8 bears North 89°54’57” West, 2,649.69
feet; Thence North 00°30’07” East, 45.17 feet along the east line of said Northwest Quarter to the north
right-of-way line of E. Pine Avenue; Thence South 89°53’43” West, 444.59 feet departing from said east
line along said north right-of-way line to the POINT OF BEGINNING;
Thence continuing S 89°53'43" W, 548.28 feet along said north right-of-way line to the Ada County
Highway District southeasterly right-of-way line as described in that Warranty Deed recorded
under Instrument No. 2019-037535, Ada County Records and the beginning of a non-tangent
curve;
Thence along said southeasterly right-of-way line the following seven (7) courses:
1) Along said non-tangent curve to the right an arc length of 178.79 feet, having a radius of 285.00
feet, a central angle of 35°56'38", a chord bearing of N 03°11'47" W and a chord length of
175.87 feet to the beginning of a compound curve;
2) Along said compound curve to the right an arc length of 91.39 feet, having a radius of 250.00
feet, a central angle of 20°56'43", a chord bearing of N 25°14'54" E and a chord length of 90.88
feet to the beginning of a reverse curve;
3) Along said reverse curve to the left an arc length of 134.70 feet, having a radius of 538.00 feet, a
central angle of 14°20'43", a chord bearing of N 28°32'53" E and a chord length of 134.35 feet to
the beginning of a reverse curve;
4) Along said reverse curve to the right an arc length of 41.49 feet, having a radius of 30.00 feet, a
central angle of 79°14'49", a chord bearing of N 60°59'57" E and a chord length of 38.26 feet;
5) S 79°22'39" E, 32.12 feet to the beginning of a curve;
6) Along said curve to the left an arc length of 39.12 feet, having a radius of 220.00 feet, a central
angle of 10°11'16", a chord bearing of S 84°28'17" E and a chord length of 39.07 feet;
7) S 89°33'55" E, 354.09 feet;
Thence S 00°26'05" W, 381.00 feet departing from said southeasterly right-of-way line to the POINT OF
BEGINNING.
