A parcel within the Southeast 114 of the Southwest 114 of Section Z Township 4 North, Range 1 West,
Boise Meridian, Ada County, Idaho, as shown on the Rockbury North Subdivision Plat, Recorded in Book
117, Page 17775, records of Ada County, more particularly described as follows.
COMMENCING at the Southwest corner of Parcel 34-P, Block 1 of Rockbury North Subdivision
monumented by a found 5/8-inch rebar with cap stamped "PLS 8575, thence North 11'39'32" West,
95.96 feet; to a found 1/2-inch rebar with cap stamped "PLS 8575", thence along the arc of a non -
tangent curve to the left 51.04 feet, having a radius of 56.50 feet, a central angle of 51°45'53" and
subtended by a chord bearing North 52°27'32" East, 49.33 feet to a set 1/2-inch rebar with cap
stamped "PLS 8575", the POINT OF BEGINNING;
Thence along the arc of a non -tangent curve to the left 17.97 feet, having a radius of 56.50 feet, a
central angle of 18°13'34" and subtended by a chord bearing North 17°27'49" East, 17.90 feet, to a set
1/2-inch rebar with cap stamped "PLS 8575";
Thence North 88°32'39" East, 102.34 feet, to a set Copper Cap stamped "PLS 8575";
Thence along the arc of a non -tangent curve to the left 47.14 feet, having a radius of 227.50 feet, a
central angle of 11°52'22" and subtended by a chord bearing South 19°26'50" East, 47.06 feet, to a
found 5/8-inch rebar with cap stamped "PLS 8575";
Thence South 44'23'21" West, 30.78 feet, to a set 5/8-inch rebar with cap stamped "PLS 8575";
Thence North 65°21'44" West, 112.01 feet to the POINT OF BEGINNING.
Containing 4,985.20 square feet or 0.11 acres, more or less
