A Parcel of land in the Southwest 1/4 of the Southwest 1/4, Section 10, Township 3 North, Range 1
West, Boise Meridian, Ada County, Idaho being a portion of the parcel described in Warranty Deed
Instrument No. 2020-040714, as filed in the Office of the Ada County Recorder, more particularly
described as follows:
COMMENCING at the Corner of Sections 9, 10, 15 & 16 in the intersection of W. Franklin Road and N.
Black Cat Road monumented by a found Aluminum Cap as shown on Corner Record Instrument No.
2018-016068, from which the 1/4 Corner common to Sections 10 and 15 monumented by a found
Aluminum Cap as shown on Corner Record Instrument No. 2018-088996 bears South 89°15'37" East,
2640.62 feet;
A. Thence along the Section line, South 89°15'37" East, 908.47 feet;
B. Thence North 0°35'11" W, 35.88 feet to the Northerly Right -of -Way of Highway 30, as described
in Warranty Deed Instrument No. 2015-0269090, the POINT OF BEGINNING;
1. Thence along the line common to the Parcels described Warranty Deed Instrument Nos. 2020-
040714 and 2016-068731, North 0°35'11" East, 319.00 feet to the East corner common to
Parcels A and B as shown on the Record of Survey to be recorded in the Office of the Ada
County Recorder;
2. Thence along aline parallel with the south line of said Section 10 and the line common to said
Parcels A and B, North 89015'37" West, 206.22 feet to the boundary common to the Parcels
described Warranty Deed Instrument No. 2020-040714 and Quit Claim Deed Instrument No.
2019-030220;
3. Thence along a line parallel with the Easterly line of the Southwest 1/4 of the Southwest 1/4 of
Section 10, and along the boundary common to Warranty Deed Instrument No. 2020-040714
and Quit Claim Deed Instrument No. 2019-030220, South 00°36' 41" West, 319.00 feet to the
North Right -of -Way of W. Franklin Road as described in Warranty Deed Instrument No. 2015-
0269090;
