1 West, Boise Meridian, Ada County, Idaho, being a portion of the property granted under Warranty
Deed Instrument Nos. 2020-040714 and 2018-083763, more particularly described as follows:
COMMENCING at the Corner of Sections 9, 10, 15 & 16 in the intersection of W. Franklin Road and N.
Black Cat Road monumented by a found Aluminum Cap as shown on Corner Record Instrument No.
2018-016068, from which the 1/4 Corner common to Sections 10 and 15 monumented by a found
Aluminum Cap as shown on Corner Record Instrument No. 2018-088996 bears South 89°15'37" East,
2640.62 feet;
A. Thence along the line common to said Sections 10 and 15, South 89°15'37" East, 291.09 feet;
B. Thence North 00°34'50" East, 46.75 feet to the Northerly Right -of -Way of W. Franklin Road, the
POINT OF BEGINNING;
1. Thence North 00°34'50" East, 810.74 feet;
2. Thence North 89°15'44" West, 90.18 feet;
3. Thence North 00°38'26" East, 116.50 feet;
4. Thence North 89°15'44" West, 151.87 feet to the Southeast corner of Warranty Deed
Instrument No. 2018-101096;
5. Thence along the Easterly line of said Warranty Deed Instrument No. 2018-101096, North
00°38'57" East, 35.60 feet to the Southerly Right -of -Way of W. Aviator Street;
Thence along the southerly Right -of -Way lines of W. Aviator Street the following four courses;

monument bears South 88°05'00" East, 0.39 feet(formerly 0.42');
19. Thence along said Northerly Right -of -Way, North 82°16'35" West, 8.17 feet;
20. Thence continuing along said Northerly Right -of -Way, North 89°15'37" West, 94.13 feet the
POINT OF BEGINNING.
