A parcel located in the SW '/4 of Section 17, Township 3 North, Range 1 East, Boise Meridian,
Ada County, Idaho, being a portion of that parcel as described in Warranty Deed Instrument No.
2020-021417, records of Ada County, Idaho, and more particularly described as follows:
Commencing at a Brass Cap monument marking the northwest corner of said SW 1/4, from which
a Brass Cap monument marking the southwest corner of said SW % bears S 0°30'33" W a
distance of 2659.46 feet;
Thence S 0d30'33" W along the westerly boundary of said SW'/4 a distance of 655.07 feet to
point;
Thence leaving said westerly boundary S 89057'27" E a distance of 48.00 feet to a point on the
easterly right-of-way of S. Locust Grove Road marking the northwesterly corner of said parcel
and the POINT OF BEGINNING;
Thence along the northerly boundary of said parcel S 89057'27" E a distance of 210.54 feet to a
point on the westerly right-of-way of S. Truss Place marking the northeasterly corner of said
parcel;
Thence along said westerly right-of-way S 0°58'27" W a distance of 95.25 feet to a point;
Thence leaving said westerly right-of-way N 89°57'27" W a distance of 209.77 feet to a point on
said easterly right-of-way of S. Locust Grove Road;
Thence along said easterly right-of-way N 0d30'33" E a distance of 95.24 feet to the POINT OF
BEGINNING.
This parcel contains 20,015 square feet (0.46 acres) and is subject to any easements existing or
in use.
