A parcel of land being a portion of Lots 1 thru 10, Block 4 of Bower's Addition to
Meridian and a portion of the West 1/2 of vacated E. 2nd Street, located in the SW 1/4
of Section 7, Township 3 North, Range 1 East, B.M., City of Meridian, Ada County,
Idaho.
Commencing at a 5/8" iron rod with illegible cap at the intersection of N. Main Street
and E. Bower Street from which the intersection of E. Bower Street and E. 2nd Street
to a found Copper plug bears S 88°31'57" E a distance of 365.05 feet being the basis
of bearing for this description; thence along the centerline of E. Bower Street
S 88031'57" E a distance of 40.00 feet; thence leaving said centerline of E. Bower
Street N 00057'41" E 27.50 feet to a 5/8" iron rod with no cap being the southwest
corner of Lot 10 Block 4 of Bower's Addition to Meridian as filed for record in the office
of the Ada County Recorder, Boise, Idaho in Book 2 Plats at Page 62 being the TRUE
POINT OF BEGINNING;
thence along the Westerly boundary line of said Lot 10 N00°57'41 "E a distance of
11.57 feet to a 5/8" iron rod LS 10786 being a point on the future Northerly right-of-way
of E. Bower Street;
thence along said future Northerly right-of-way S43°11115"E a distance of 8.53 feet to a
5/8" iron rod LS 10786;
thence continuing along said future Northerly right-of-way 08803115711E a distance of
319.00 feet to the centerline of vacated E. 2nd Street to a 5/8" iron rod LS 10786;
thence leaving said future Northerly right-of-way and along said centerline
S00°45'38"W a distance of 5.50 feet to the Northerly right-of-way of E. Bower Street to
a 5/8" iron rod LS 10786 being the Southeast corner of the West half of vacated E. 2nd
Street;
