1.0 PROJECT NARRATIVE
Technical Memorandum
Please accept this Property Boundary Adjustment Application for a new three-story
office building to be located on a portion of three existing parcels on 100 E. Bower St.,
Meridian. The lot line adjustment for all three parcels is shown on the plans provided and
various legal descriptions. The three existing parcels are being modified to
accommodate the new office building located on Parcel III. Parcel I and II have also
been modified to accommodate the new ACHD right-of-way dedication required for the
new street improvements along Bower Street. A further description is given below:
This survey was performed at the request of RWP Meridian, LLC to adjust the boundary
lines of original lots 1-10, block 4 of Bowers Addition to Meridian filed in Book 2 of plats
page 62, official records of Ada County, Idaho together with grant deed recorded march
29, 2013 as instrument no. 113033747, and the vacated west half of second street by
instrument no. 7867533. The adjusted parcel lines of parcels I, II, and III are shown in
the attached legal descriptions. The exterior boundaries of block 4 were established
using existing monuments shown at the intersections of 1) N. Main St. and E. Bower St.,
2) E. Bower St, and E. 2nd St., 3) Ada St. and E. 2nd St. existing monument at
centerline of N. Main St. and the north row of Union Pacific Railroad right of way from
record of survey 7479. The north line of block 4 was calculated 100 feet parallel to the
centerline of the north track of Union Pacific Rails. The east line of the west half of
vacated 2nd Street is an extension of the centerline of E. 2nd St. from the south.
