Berg, JR, City Clerk City of Meridian RE Notice of Hearing 2-16-06 for CUP 05-061 VIA EMAIL Dear William: We would like to voice our concern for the proposed application CUP 05-061 to be heard Thursday, February 16,2006 by the Meridian Planning and Zoning Commission. j ¡ ¡ ¡ Our major concern is the traffic circulation is already a problem at this site. On the one hand, an additional permitted light industrial use would not adversely effect Red Robin due to different peak hour flows. On the other hand, an additional restaurant would have the same peak hour flows as Red Robin and without some type of circulation improvement on the site Red Robin would be adversely effected by the change. In other words, it is already challenging enough for cUstomers to get to our restaurant. If the additional restaurant use is allowed without a corresponding fix to the circulation, it may make it practicably impossible. Red Robin has history of welcoming other restaurants to the neighborhood generally, but at this - particular site, the existing traffic circulation problems requires objection and it would not be fair to Red Robin, who built in reliance on the stability of such things as parking and traffic circulation. If Red Robin had known of this beforehand, our decision to locate here would have been affected. Finally, uses incompatible with light industrial are not suppose to be permitted and strip development is suppose to be prohibited in an I~L zone. Any change in this zoning would be detrimental to public safety, would have an adverse impact on existing uses and would impair the flow of traffic. Unless there is a compelling reason to make the change, without a traffic circulation fix, the change should not be permitted. Therefore, regrettably, Red Robin must, with all due respect, object.
