Please accept this application for a final plat for the Selway Apartments at Lochsa Falls. The
project is generally located on the west side of Goddard Creek Road approximately 437 feet north
of McMillan Road in Section 26, Township 4 North, Range 1 West. The final plat contains one lot and
approximately 10.103 acres and was preliminarily platted as a part of Lochsa Falls Subdivison.
The property was identified as Lot 22, Block 48 on the Lochsa Falls preliminary plat and was
conceptually approved for up to 171 attached dwelling units. The site is bordered on the east by
Goddard Creek Road, platted and constructed as a portion of Fulfer Subdivision No. 3, and Fulfer
Subdivision No. 7 on the north. The property to the west is platted as Verona Subdivision No. 2 and
the land to the south contains approximately 12 acres, is unplatted, and was conceptually approved
for an office development by the Lochsa Falls preliminary plat.
An application for conditional use is being prepared for the site which will detail all the pertinent
development features including the site plan, building elevations, landscape plans, utility
connections, and storm drainage. This final plat application does not include any such plans as all
utilities were constructed with previous phases and are stubbed to the site and landscaping is
installed along Goddard Creek. Curb cuts are in place on Goddard Creek Road to provide access to
the site and no additional public roads are required or proposed. In short, there is nothing left to
build to serve this ten -acre site.
With regard to the specific provisions requested in the Final Plat application, please be advised
that:
The final plat conforms in all respects to the approved preliminary plat and all conditions of
approval.
The final plat conforms in all respects to the applicable provisions of the UDC.
The final plat plans conforms to acceptable surveying practices. Construction plans have not
been prepared as sewer, water, pressure irrigation, landscaping and public road access
were constructed with previous phases and accepted by the city.
