RE: Strada Bellissima No. 1 Commercial, Rezone
Dear Anna:
Pinnacle Engineers, Inc., on behalf of Strada Commercial LLC, submitting this Application for a
Rezone for Lots 2 & 3, Block 2, Strada Bellissima Subdivision # I located at the northwest corner
of Victory Road and State Highway 69 (SH-69, Kuna-Meridian Road). The two lots are part of
the commercial section of the subdivision that has been annexed and zoned L-O.
We are requesting a Comprehensive Plan _Map Amendment in a separate application and a
rezone on these two lots to C-N zoning to allow retail or restaurant use with this application.
There are no current applications for these uses but it seems to be a natural fit for two of the lots
to be available for these types of use to provide services for the surrounding residences.
We feel that the addition of 2 lots of neighborhood commercial has the potential of reducing'
vehicular traffic to the City in general by providing services within walking distance of
residential subdivisions.

Dear Resident,
MeridianCity Code requires that an opportunity for a meeting between the applicant of a
development proposal and the residents of the neighborhood in which the development site is
located, be provided prior to formal submittal of the development application to the City of
Meridian. This letter is such a notice of an opportunity to review and discuss the proposed
Comprehensive Plan Amendment.
We are proposing to change the Comprehensive Plan Map on Lots 2 & 3 Block 2 in the Strada
Bellissima Commercial development from L-0 professional office space to C-N commercial
neighborhood to allow for low impact retail usage.
This is not a public hearing; public officials will not be present. If you have any questions
regarding this Meridian City Code pre -application meeting requirement, then please contact the
City of Meridian Planning and Zoning Department at 884-5533. If you have questions regarding
the development project, then please contact the agency/person listed below.
PURPOSE: This meeting is to provide the neighbors with an opportunity for the public
to discuss the possible change of zoning from L-0 to C-N prior to the
submittal of an application.

COMMITMENT OF PROPERTY POSTING
Per Unified Development Code (UDC) 11-5A-5D, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
and/or vacations) shall post the subject property not less than ten (10) days prior to the hearing.
The applicant shall post a copy of the public hearing notice of the application(s) on the property
under consideration.
The applicant shall submit proof of property posting in the form of a notarized statement and a
photograph of the posting to the City no later than seven (7) days prior to the public hearing
attesting to where and when the sign(s) were posted. Unless such Certificate is received by the
required date, the hearing will be continued.
The sign(s) shall be removed no later than three (3) days after the end of the public hearing for
which the sign(s) had been posted.
I am aware of the above requirements and will comply with the posting requirements as stated in
UDC 11-5A-5.
