RE: Request for Variance of Sign Ordinance at Strada Bellissima
Dear Anna:
As we discussed in the Pre -Application meeting last week, we are submitting for a variance of the
sign ordinance for the commercial section of Strada Bellissima. We believe that our proposed
signage comes closer to what is envisaged than the signage actually allowed by the letter of the
Code. If we were to follow the letter of the Code, we would be allowed more signs within each
sign having a cluttered list of tenants attached to each one.
The main departure from the signage as delineated in the ordinance is the fact that we intend to
move the allowed "subdivision identification sign" away from the entrance on Victory Road which
will be obscured from view due to curvature of the road and the location of future building, to a
location closer to Kuna-Meridian Road. The entrance was moved farther away from Meridian
Road for public safety, but due to road curvature and building design that location doesn't function
well for a sign location.
Neither of our "subdivision identification signs" will have signs attached indicating the individual
businesses in the development (as allowed by Code).
We believe that the finished project will be a much cleaner, more professional looking
development without a lot of "clutter" signage that will be an asset to the community. Thank you

COMMITMENT OF PROPERTY POSTING
Per Unified Development Code (UDC) 11-5A-5D, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
and/or vacations) shall post the subject property not less than ten (10) days prior to the hearing.
The applicant shall post a copy of the public hearing notice of the application(s) on the property
under consideration.
The applicant shall submit proof of property posting in the form of a notarized statement and a
photograph of the posting to the City no later than seven (7) days prior to the public hearing

required date, the hearing will be continued.
The sign(s) shall be removed no later than three (3) days after the end of the public hearing for
