Dear Mrs. Buhler:
In response to your request for zoning verification for parcel number R848400035, please note the
following:
• These properties are located within the corporate boundaries of the City of Meridian and are
currently zoned C-G (general retail and service commercial district).
• The Future Land Use Designation for the subject property is commercial.
• The abutting zoning designations for the addresses listed above are C-G to the north, south, and
east; C-C (commercial business district) and H-E (high density employment) to the west.
• Healthcare and social services (NAIC Code 62) is a principally permitted use in the C-G zoning
district. The definition of Healthcare and social services is:
The use of a site for ambulatory healthcare services. Included in this use are offices of dentists;
physicians; chiropractors; optometrists; mental health practitioners; physical, occupational
and speech therapists; audiologists; outpatient care centers; family planning centers, medical
and diagnostic laboratories, imaging centers, kidney dialysis centers; blood and organ banks.
Social service uses include, but are not limited to, individual and family services; community
food and housing, emergency and other relief services; vocational rehabilitation services;
services for the elderly and persons with disabilities; vocational rehabilitation services; and
emergency and other relief services.
• Current approvals on the subject site include:
• File: CPAM-12-001; AZ-12-005; PP-12-003 – On October 2, 2012, a requested
amendment to the Comprehensive Plan Future Land Use Map to change the land use
designation on 75.5 acres of land from lifestyle center, medium high density residential,
and high density employment to commercial; annexation& zoning of 89.22 acres of land
to the C-G zoning district; and preliminary plat consisting of 50 commercial building lots
& 4 common/other lots were approved for TM Crossing Subdivision; Development
Agreement Instrument #114002254 was recorded in 2014.

• File: MDA H-2016-0054 – In 2016, a modification to Development Agreement was
recorded as Instrument #2016-062220.
• File: FP H-2016-0099 – In 2016, a Final Plat was approved.
• File: TEC H-2016-0116 – In 2016, a Time Extension to the Preliminary Plat was
approved.
• File: H-2017-0027 – In 2017, a modification to the Development Agreement was
approved.
• File: CZC, DES A-2019-0039 – In 2019, a Certificate of Zoning Compliance and
Administrative Design Review were approved to construct a 137,650 square foot, four
story medical office building.
• File: MDA, RZ, PP H-2020-0074 – In 2020, an application requesting to terminate all
existing agreements in the Ten Mile Crossing development area in favor of one master
agreement to govern future development of the overall area; rezone of 40.98 acres from
R-40 and C-C zoning districts; 3.9 acres from the TN-C and C-G zoning districts to R-40
zoning district; 0.65 acre from the R-8 and TN-C zoning districts to the C-G zoning
district; and 0.53 acre from the TN-C zoning district to the C-G zoning district was
approved and Development Agreement #2021-089157 was recorded.
• To the best of my knowledge the site is not in any special, restrictive, or overlay district.
• The proposed use is considered a conforming use and complies with the applicable zoning
regulations.
• In the event of a casualty, a certificate of zoning compliance (CZC) and administrative design
review would be required to rebuild the structure(s).
• To the best of my knowledge the site does not have any legal non-conforming issues, nor any
building or zoning violations.
• Documents regarding the subject property are available through a public records request through
the Meridian City Clerk’s Office.
Staff’s failure to cite specific provisions of the Unified Development Code, or existing conditions of
approval associated with the subject property, does not relieve the Applicant of responsibility for
compliance.
