Subject: Property Boundary Adjustment Application Letter – Water Walk Development
Dear Mr. / Ms. Planner:
The purpose of this letter is to support the attached Master Application and Property Boundary
Adjustment (PBA) Checklist to complete an adjustment of the Property Line as shown on the included
Site Plan.
This PBA request is to reconfigure the boundary lines of parcels S1108449700, 5.18-acre parcel
located at 88 N. Olson Ave. and lying between N. Olson Ave. and N. Eagle Road, S1108449800,
1.35-acre parcel located at 3020 E Franklin Road being at the NE corner of N Olsen Ave. and E
Franklin Road, and S1108449316, located at 3070 E franklin Road and being at the NE corner of E
Franklin Rd. and N Eagle Rd. All three parcels are contiguous with one another and are currently
owned by WWOZ Boise Meridian LLC., as depicted in Warranty Deed Instrument Number 2020-
121182, Ada County Records.
This reconfiguration will facilitate the future development of these parcels with the initial
development to occur on proposed Parcel “A” of the included Record of Survey for Property Boundary
Adjustment map and will accommodate the “Water Walk Hotel” project which is currently in the
review and approval process at the City of Meridian. Future uses for proposed Parcel “B” include
potential food service establishments or similar business. Future uses for proposed Parcel “C”
include Light Office space options.
Said proposed parcel line re-configurations have been strategically placed to maximize the buildable
area taking the parcel topography into account, existing easements of records, future utilities and
anticipated easement and future proposed development.
The boundary survey effort that has been completed to date has determined that there are no
current encroachments or boundary issues with any of the adjoining parcel boundaries or
constructed improvements to the parcels on interest included hereon.
