RE: Short Plat for Sparrowhawk Condominiums
Dear Ms. Hardy:
Per the findings of the attached staff report for Sparrowhawk Condominiums, I
am granting approval of the short plat for this project.
The short plat shall become null and void if the applicant fails to record the plat
within one year of the approval date of this letter per Unified Development Code
(UDC) 11-6B-7A. An extension of time may be approved if needed under the
provisions stated in UDC 11-6B-7C.
The applicant, Director, or a party of record may appeal this decision or a
condition of approval by requesting City Council review of this decision. All
requests shall be filed in writing with the Planning Department within fifteen
(15) days of the date of this letter and comply with the provisions of UDC 11-
5A-6B.

Sparrowhawk Condominiums
Dear Mr. C. Caleb Hood:
Please find attached the Short Plat Application for Sparrowhawk Condominiums, consisting of
three condominium units from lot #8 of the Sparrow Hawk Subdivision No. 2. We appreciate
the assistance and direction provided by the Meridian Planning and Zoning staff and anticipate
moving forward in the design for this site.
The 0.812-acre lot is located at 276 East Franklin Road, Meridian, ID 83642. The property is
currently being developed as part of the Sparrowhawk Subdivison No. 2. The proposed project
is all of lot 8, block 1, in the Sparrowhawk Subdivision No. 2, Book 95, Pages 11621 through
11623. The proposed project will contain three condominium units with a total condominium
acreage of 0.131. Units 1, 2 and 3 consist of 2,185 square ft, 1,765 square feet and 1,765 square
feet respectively. The proposed project contains 0.681 acre of common area.
The Sparrowhawk Condominuims will conform with all requirements and provisions of the UDC
and with acceptable engineering, architectural and surveying practices and local standards within
our civil engineering scope.
