Location, size of property and existing zoning: The subject property is located at 600 E. Franklin Road,
on the north side,of E. Franklin Road, midway between Meridian Road & Locust Grove Road. The
property consists of 0.63 of an acre and is currently zoned I-L.
Adjacent Land Use and Zoning
1. North: Warehouse/office building, zoned I-L
2. East: Commercial multi -tenant buildings, zoned C-G
3. South: Cemetery, zoned RUT (Ada County)
4. West: Fire Station #2, zoned L-O.
Description of Character of Subject Area: A mix of undeveloped land and developed commercial and
industrial uses.
Applications: CPA to amend the Future Land Use Map for the subject property to change the current
Industrial designation to a commercial designation and Rezone from I-L to C-G.
Access: Access to this property will be provided from an existing access point to Franklin Road along the
east side of this property that this lot and three other lots within Meridian Business Park share. No other
accesses are proposed or approved with this application.
History of Previous Actions: The subject property was previously platted in 1995 as Lot 18, Block 3, in
Meridian Business Park Subdivision.

In response to your request for comment, the Ada County Highway District (ACHD) staff
has reviewed the submitted application and site plan for the item referenced above. It has
been determined that the Right -of -Way and Development Services Department does not
have any site specific requirements for you at this time due to the fact that all street
improvements exist.
If the site plan or use should change in the future, ACHD will review the site plan and may
require improvements to the transportation system at that time.
Prior to the construction or installation of any roadway improvements (curb, gutter,
sidewalk, pavement widening, driveways, culverts, etc), a permit or license agreement
must be obtained from ACHD.
