Box 1087 Meridian, Idaho 83680 pratherco@heritagewifi.com The purpose of this application is to effectuate the successful annexation of 12 residential lots along with approximately 11.5+/- acres of vacant land- see enclosed map. Property to all sides of subject property have been successfully annexed into the City of Meridian. Currently if not within a few short months all utilities will be in place to service this property (power, water, sewer, phone, cable, gas). As of 4/21/07 I have been successful in acquiring the last residential parcel in this area— please see additional affidavit to be made part of this application, along with new revised bubble plan to include this last acquired parcel. Note: On 4/24/07 I received an email from Sonya waters requesting additional information and disclosure concerning this application. To her I submit this response. Along with this newly revised narrative please find enclosed Warranty Deeds, a new conceptual bubble plan, building elevations (pictures) along with a conceptual — preliminary site plan showing a few different scenarios as how the site might be developed. The site plan does show accurately ingress and egress on Overland and Stoddard Rd., if any changes they will be minor. (Example — an additional right in and right out request on the corner of Overland Rd —just east of Stoddard). The site plan also shows how we intend to move traffic from west to east (or visa versa) out to the signal at the quarter line of Overland and if needed to Meridian. Concerning the stud road to the south of subject property (S, Alaska Ave.), I am willing to work with the City and Brighton (Matt Smith) if in the event this road needs to be pushed through. However, after my neighborhood meeting I believe the property owners in this area feel strongly against this road going through. The square footage of any building is very difficult to determine at this time, however the bubble and site plan do show conceptually how we envision it developing. As of this date we do not have a large user signed on. Without this knowledge it is most difficult to articulate how the rest of the development will flow. We have given a tremendous amount of time to what we feel would be needed in the way of services in this neighborhood. We look forward in working with the City of Meridian in developing a commercial center that will be useful to this neighborhood.
