Broadway Avenue Meridian, ID 83642 RE: Alternative Compliance Request Landscape Buffer Width Adjacent to Meridian Road Prevail Subdivision No. 3 (H-2021-0021) Dear Mr. Arial On behalf of Schultz Development, LLC please accept this request for Alternative Compliance for the common lot width adjacent Meridian Road for the Prevail Subdivision No. 3 Subdivision. The required common lot along Meridian Road is 35 feet_ The Prevail Subdivision No_ 3 has a 25-foot- wide common lot plus 30 feet of landscaping within the ITD right-of-way for a total of 55 feet of landscape buffer along Meridian Road. The landscaping within the right-of-way is permitted by ITD and the Prevail Subdivision Homeowners' Association, Inc. maintains the entire 55 feet, exceeding the minimum width requirement by 20 feet. The ITD right-of-way is an extra 20 feet wide due to the previous slope easement required for this elevated section of Meridian Road. The construction of the Prevail Subdivision borrow ditch and berm eliminates the slope and the need for the extra width, however, ITD will not relinquish the area. As such, we have. landscaped the extra 20' area to maintain a high -quality strectscape and provided additional landscape buffer than is required by code. We are requesting your approval of the Alternative Compliance in accordance with Section 11-5B-5 of City Code. Thank you for your consideration of our application.
