This email is in reference to Wells Street Assisted Living/Andorra CUP AZ, PP H-2021-0024. I am unable to attend the City council meeting due to work. Please share this email with the City Council for review and inclusion in the public comments. Originally I wrote and stated I opposed the plans as they had initially been presented. I still have concerns regarding this development. I am pleased that the City Council asked the developer to revise the plans for this development. I know for the families that live in Woodbridge whose property is adjacent to this development, the changes in setbacks, trees, etc., are a welcome change. However, there is still the issue of traffic congestion and safety. Drivers use the Woodbridge Subdivision as a "shortcut" between Eagle Road and Locust Grove all the time. The city placing "No Parking" signs along Woodbridge Drive and Wells would be a good start, but will not rectify the full issue. The issue I have with the proposed development is in regards to how many people/cars will be using it, which is based on the number of proposed houses, the size the of retirement center, and the size of the office building. The congestion is not the developer's fault, but it should be something the council considers before approval. There are only three exits for this development, two off of Eagle Road and the other through Woodbridge Subdivision to Locust Grove. Of those three exits, only one has a light and is already regularly "backed up". The other two have stop signs only and are at busy intersections, the one starting into an onramp for the freeway and the other at the convergence of a cross street and two businesses. The Council has an obligation to not only support the new development, but also the residents and businesses that are already established in this area. I do not understand why the number of houses in the development could not be reduced, or the number of beds in the retirement community could not be reduced, or the size of the business office not be reduced. I do not see the roads in this area being changed, so the only "fix" can be to mitigate the congestion that will be on these roads. This can only be done by reducing the homes and businesses added to this area. Please consider the safety and quality of life for those already established here and for those to come.
