Dear Honorable Mayor and Council Members:
This is an addendum to my letter to you dated August 12, 2021. I am a Woodbridge resident, 582 S Woodhaven
Ave, and will directly back up to the proposed Wells Street 61 two-story homes.
Communication from Project Manager Jamie Koenig indicated they are now willing to include in the
development agreement the following:
The 2-story homes along the west side adjacent to Woodbridge will be no closer than 27’ from the rear
property line. The single portion of the half 2-story homes will be no closer than 17’ from the rear
property line. The houses will be staggered so that there will not be a row of similarly styled houses.
The contractors will be required to provide a class II tree in the rear yards adjacent to Woodbridge to
limit the view from property to property.
Issues still concerning Woodbridge residents are:

Master bedrooms may still be placed on the 2 floor – this does not appear to reflect their intent to
market to seniors.
The 2-story 8,960 sq ft office building has not been designated. We ask the council to place a stipulation
as to the purpose of this building. A medical office would be expected to create less of a traffic issue to
Woodbridge, particularly on weekends and fits much better in this location. High volume traffic issues
could be a result if the future occupation of this building is left open.
All amenities that are shown on the site map & presented as appealing to seniors need to be in the
development agreement.
The Woodbridge fence is an issue. Not all Woodbridge homes along Woodhaven have the fence placed
on the property line & for those that have not replaced the original fence, the quality is very poor and
very uneven. (I gained about 14” when I replaced my back fence & moved it to the property line).
There is still concern that the 3-story building be limited to memory care & assisted living.
We do like the changes that will add more interior parking spaces, move the entrance from Magic View to Wells,
& their willingness to add “no parking” signs to the perimeter along Magic View & Wells.
I do not think this development will end up with mostly seniors but will also include families with multiple cars
that will negatively impact Woodbridge. We were hoping to get a senior development here to lessen the impact
of traffic as much as possible. But the developer has made some favorable changes, particularly on the west
property line adjacent to Woodbridge.
