The preliminary plat was approved by the City of Meridian by Council action on March 27t" 2007. This subdivision site is 5.17 acres. The site is located in the SW Y4 of the SW '/4, Section 29, T4N, R1W, B.M., City of Meridian, Ada County, Idaho. The final plat provides conformance with the approved preliminary plat and meets all requirements and conditions thereof. The final plat for Portico Place Subdivision conforms with, and meets all requirements and provisions of the UDC, acceptable engineering, architectural and surveying practices and local standards. Portico Place Subdivision will include plans to build 26 single-family residential and townhouse building lots and 3 common lots. The building lots consist of 20 attached units, 5 detached units, and 1 existing detached home. The proposed gross density for this subdivision is 5.03 dwelling units per acre with a net density of 6.98 units per acre. There will be no non-residential lots. Amenities will include a 13,520 square foot common area in the center of the development with a gazebo and pathway. There will also be parking at each end of the common area. The plan also provides for 0.31 acres (6%) of landscaped usable open space which slightly exceeds the 5% minimum required by UDC 11-3G-3A-1. Camas Boise, ID 83709 RE: Soil test holes on Portico Place Subdivision site On November 12, 2004 three test holes were excavated on the site of the above referenced property. Two of the test holes were located in the Proposed road right of way to be evaluated for load bearing capability. These holes were excavated to a depth of approximately 5 feet. The other hole was located in the Proposed area of a storm drain facility and was excavated to a depth of 14 feet. This soil profile was also utilized in evaluation of the site for roadbed construction. Test hole R1-04 had a silty clay loam texture with an estimated 27 to 30 ercen clay in the 11 to 23 inch zone of the profile. This layer was sampled for R- t value testing and should represent the south half of the parcel. Test hole R2- is located near the north boundary of the roe 04 with 35 to 40 percent clay. This layer was also Property sampled to represent e n soil part of the property, p nt the north Samples were delivered to the Materials Testing & Inspection lab for Those sample results are displayed in the table below. A 200 PSI design value of no more than 10 should be utilized for the entire project. Test hole TH1-04 was placed to evaluate for storm drain suitability. No free water or evidence of wetness was observed in the pit to a depth of more than 14 feet. Three test holes measured on the property just east of Portico Place were dry to a depth of 15 feet for a entire 2003 irrigation season. Some 20 other test holes within %2 mile of the site also remained dry to 15 feet. Based on that data and characteristics in this profile, I would not expect any free water above a depth of 15 feet on this property. Two of the test holes were located in the proposed road right of way to be evaluated for load bearing capability. These holes were excavated to a depth of approximately 5 feet. The other hole was located in the Proposed area of a storm drain facility and was excavated to a depth of 14 feet. This soil profile was also utilized in evaluation of the site for roadbed construction. Test hole R1-04 had a silty clay loam texture with an estimated 27 to 30 percent clay in the 11 to 23 inch zone of the profile. This layer was sampled for rcent R value testing and should represent the south half of the parcel. Test hole is located near the north boundary of the roesty �-04 with 35 to 40 percent clay. No free water or evidence of wetness was observed in the pit to a depth of more than 14 feet. Three test holes measured on the property just east of Portico Place were dry to a depth of 15 feet for a entire 2003 irrigation season. Some 20 other test holes within '/2 mile of the site also remained dry to 15 feet. Based on that data and characteristics in this profile, I would not expect any free water above a depth of 15 feet on this property.
