Hollybrook Subdivision Final Plat (AZ...05-O26, CUP-OS-O33, and PP-O5-O25)
Dear Joe,
Please find the attached final plat submittal for Hollybrook Subdivision located on the north side
of Ustick Road, between North Meridian Road and Locust Grove Road. The above referenced
case numbers were approved for the project by City Council on October 4, 2005. The final plat
is consistent with the approved preliminary plat with 53 building lots and 9 common lots on
15.32 acres.
The development will conform to the approved preliminary plat, the requirements and provisions
of the UDC, and with acceptable engineering, architectural and surveying practices, and local
standards.
The following is a summary of compliance with the Conditions of Approval as set forth in the
Decision and Order of October 4, 2005 for the Hollybrook Subdivision. The attached final plat
application is being submitted for processing. In summary, we agree with the stated conditions
of approval as stated in the Findings of Fact, Conclusions of Law, and Decision & Order. The
following summary outlines comments related to the conditions of approval.
PRELIMINARY PLAT - SITE SPECIFIC REQUIREMENTS
1.1.1 The development will comply with this requirement.
1.1.2 The requested note is on the final plat.
1.1.3 All structures will be removed with the exception of the existing house that will be on a
designated platted Lot 3, Block 2. .
1.1.4 A revised Landscape Plan has been submitted with this application.
1.1.5 The shoulder along Ustick Road is designed to be 6' wide (as approved by ACHD), not
10' wide. The area from the edge of shoulder to the right-of-way boundary will be
seeded in accordance with the Landscape Plan.
1.1.6 Micro-path landscaping and fencing will be provided as requested. See Landscape
Plan.
1.1.7 All common lots used for traffic calming will be landscaped in accordance with MCC 12-
13.
1.1.8 An amended landscape plan is provided with this submittal.

CONDITIONAL USE PERMIT - SITE SPECIFIC CONDITIONS

(Actual min. lot size = 5,004 sqft.)

1.3.8 The development will comply. The development includes construction of a gazebo on
Lot 1, Block. 1; a pathway connection from Sundance Subdivision to Hollybrook

Individual lot owners along locations with detached sidewalks will be required to provide
one 2" caliper tree, turf, and pressure irrigation within the 5--foot strip between the back
of curb and the detached sideWalk per the CC&R's for the development.
1.3.9 Traffic control devices within the roadway will be landscaped, and maintained by the
Hollybrook Homeowners' Association. The chicane on N. Arrowwood Ave. is signed
"no-parking" as requested.
1.3.10 A gazebo is proposed on Lot 1, Bk>ck 1. (See LandSCape Plan)
The development will comply with the Public Works Department, Meridian Fire Department, the
Parks Department, and Ada County Highway District stated Conditions of Approval.

Public Works Department as regulated by City Ordinance 9-1-28. If city potable water is used, a separate water
meter is recommended so the owner can avoid paying sewer fees for inigation water, Potable water shall not be
used as a primary inigation water source on non-residential lots with more than Yz acre of landscaping, Year round
water availability is also required by connecting to city potable water or an on-site well as a secondary source.
