The subdivision contains 16.13 acres of R-15 and 45.88 acres of C-G. The applicant will be donating 1.86 acres (this phase) to the City of Meridian to add to the Kiwanis Park. The developer will provide paving of pathways, grading, sprinklers and seeding of the donated site. A multi -use pathway will be constructed along the southerly boundary of the property, next to the Ridenbaugh Canal, in accordance with the City of Meridian Pathway Plan. Additionally, a pathway/linear park will be incorporated adjacent to the Mountain View High School. The property is currently vacant. To the west of the site is Resolution Subdivision and Mountain View High School. To the east is El Dorado (Bonito) Subdivision. Calculation of the gross and net densities would not be accurate at this time, as 4 of the residential lots may be developed in the future as multi -family, townhouse and/or condominium lots. These lots will be developed through a future platting and/or conditional use permit process. The landscaped/common area totals 3.18 acres, 5 percent of the gross land area of the entire project. This number is also skewed because the landscape buffers are contained within easements and not included in the overall common area calculations.
