The YMCA and Intermountain Orthopaedics are purchasing the property and will have a joint facility located over the lot lines to be created by this short plat. The funding agencies for the two entities have required that the lot be split as requested. Sewer and water already serve the site and road improvements have been made in accordance with Ada County Highway District standards. A Certificate of Zoning Compliance has already been approved for the building and associated improvements. Impact fees will be/have been paid to Ada County Highway District for the building.
