HomeMy WebLinkAboutNarrative 218116/19-136 GROWING POSSIBILITIES 100 East Bower, Suite 110 Meridian, ID 83642 (208) 288-1992 August 10, 2021 City of Meridian Stacey Hersh Assistant City Planner 33 E Broadway Ave Meridian, ID 83642 Re: MKA Office Building @ Trackside CZC/DES A-2019-0224 Dear Ms. Hersh, Keller Associates, Inc., as an authorized agent for MKA, LLC, is hereby requesting modification to the previously approved alternative compliance for the MKA building located at 100 E. Bower Avenue. As previously approved, MKA requested and was granted a reduction in the parking lot buffer along the Union Pacific property line to two feet from the code required five feet buffer. The previous request included the construction of a railroad themed fence. MKA has encountered difficulties to find a specialty contractor to construct the previously proposed railroad-themed fence. To mitigate not installing the railroad-themed fence, MKA proposes to construct a 5-foot wrought iron fence and to construct an exterior rooftop patio and pergola. The 5-foot wrought iron fence will maintain the screening from the Union Pacific property similar to the railroad-themed fence and also match adjacent property owner fencing at City Hall. The roof top patio and pergola will provide enhanced aesthetics and outdoor use of the overall facility. MKA is also requesting a modification to the previously approved entry/courtyard. In lieu of the glass-themed river running through the courtyard and installation of metal benches, MKA proposes a washed-stone gabion seatwall and creation of several rectangular planter beds. The original intend of the glass-themed river was to tie the project to the snake river canyon. However, since the building is for an engineering-firm tenant, an aesthetic washed-stone seatwall and straight, linear lines, of the rectangular planter beds, brings the design features of engineering provided by the tenant to the outdoor space. MKA feels that these items along with the increased architectural features of the building will provide a development that meets the intent of the City’s Old Town ordinances.
