The City has designed the property for commercial uses in the July 2002 Comprehensive Plan. Rezone Application page 2/2 Current Zoning: Property is currently zoned L-O Limited Office District. Proposed Zoning: The Applicant is requesting the zoning be amended to C-G General Retail And Service Commercial District zone designation. The subject property is immediately adjacent to the existing Louie's Restaurant commercial development. There are existing commercial establishments immediately across Fairview Avenue to the south. The July 2002 Comprehensive Plan Land Use Map has designated the subject property and the Louie's Restaurant property (Mallane Commercial Complex) for commercial land use. Rezoning the property to C-G will make it in harmony with the adjacent land uses. Comprehensive Plan Compliance: Rezoning of the property will make it in full compliance with the July 2002 Comprehensive Plan. "Figure VII-2 Future Land Use Map" of the July 2002 Comprehensive Plan designates the subject parcel and the Mallane Commercial Complex - Louie's property to the west for commercial development. Chapter VII, Section A.1 Land Use - indicates that commercial and retail areas are to be located along corridors which include small commercial centers and individual businesses. The Fairview Avenue corridor is developed with many different commercial uses, both single businesses and larger retail centers.
