RE: Narrative describing Gateway Marketplace Subdivision project
I am writing to describe the proposed project shown on the preliminary plat for the Gateway Marketplace
Subdivision.
The site is located at the southeast corner of the Eagle Road and Ustick Road intersection. More
specifically located in a portion of the northwest quarter of Section 4, Township 3 north, Range 1 east,
Boise Meridian, Meridian, Ada county, Idaho.
ACHD has constructed offsite improvements including two drive way approaches on Ustick road. Two
right -in, right -out approaches are currently being constructed along Eagle road, one at approximately 800
feet and one at approximately 1320 feet south of the Eagle and Ustick intersection.
The project consists of 20 proposed lots to be platted in two phases. Phase one is approximately 5.5 acres
located at the south boundary. This phase consists of 2 buildable lots. Phase two is approximately 17.3
acres consisting of 17 buildable lots and 1 non Buildable lot for a pressure irrigation pump station.
As with most commercial developments that are tenant driven, the platting will most likely be modified as
time passes to combine and/or move lot lines to accommodate end users. Building configuration,
placement, and quantity may change with general circulation patterns remaining the same. The mix of
retail/ restaurant uses may change depending on market demand. A maximum of 250,000 square feet of
building area will be constructed, which is less than 25% building coverage over the entire site.
Buildings shall be located on the site to address the public way with elevations that create interest. This
will be accomplished through the use of broken planes, windows, cornices and fenestration that produce a
rhythm of materials or patterns. Large flat walls or surfaces will not be allowed. Buildings will be required
to incorporated a variety of high quality materials, including stone, brick, stucco and timber. These natural
materials may be trimmed or accenturated through the use of a limited amount of more finished materials
such as chrome, aluminum, or gloss painted trims. The heights and elevations are to be varied to reduce the
appearance of large mass. This will be accomplished through varying rooflines, canopies or arcades,
designed with proper proportions and complimentary materials.
Mechanical equipment & utility areas are to be properly screened through the use of dense landscaping or
walls which are complimentary to the architecture of the building and development.
Sewer service would be provided by the City of Meridian via an 8 inch sewer main to be continued south
from Ustick road and an 8 inch sewer main to be continued west from the East property line. Water
service would be provided by the City of Meridian via an 8 inch main to be looped through the site with
stubs for future connection to the proposed development to the east. Pressure irrigation service will be

provided from gravity irrigation water supplied by the Milk Lateral. The pressurized irrigation system shall
be owned, operated and maintained by the Nampa and Meridian Irrigation District. The existing Location
of the Milk lateral and the existing drain ditch which cross the site shall be pipe and routed around the
proposed building locations and connect to the existing discharge points at Eagle road.
