Location: 2673 N. Ridgebury Avenue; the subject property is commonly known as Lot 13, Block
3, Vallin Courts Subdivision.

Highlights of Proposed Development: The Vallin Courts Subdivision was recorded in 2005.
This lot was originally sized to accommodate an existing home. Now, the Applicant is proposing
to subdivide Lot 13, Block 3, into two new lots. The lot sizes are at approximately 8,900 and
10,600 square feet.
