This email is in reference to Wells Street Assisted Living/Andorra CUP AZ, PP H-2021-0024.
I am unable to attend the City council meeting due to work. Please share this email with the City Council for
review and inclusion in the public comments.
I want to state that I oppose the current proposal.
I understand that planning and zoning is a complex process and that many entities are affected by these
decisions. I understand that development of these properties will occur.
The entire surrounding area has been poorly managed in my opinion and adding this large development will
only worsen the already congested traffic patterns. There are only two outlets, one to Eagle Road and one
through Woodbridge Subdivision to Locust Grove Road. Both of these outlets are regularly backed up, not only
during "rush hour" but at all times of the day. The congestion on Eagle and Locust Grove will not lesson, but
will only get worse as other projects are completed. While Eagle Road at least has the one light, Locust Grove
has no light at that entrance/exit, and also has the businesses opposite it and Watertower Road just a few feet
away.
The other roads surrounding the project will be impacted negatively as well. Both Magic View and
Shadowbrook are already filled with employees parking on these streets for their respective businesses that
have the "required" number of parking spaces, but which are not sufficient. With cars parked on those streets,
they become single lane roads.
The developer stated in a meeting that the houses will be "high end" and may attract medical professionals
that will want to walk to work, thus possibly reducing traffic. Our neighborhood has been here over 15 years
and I have only known one doctor to live in it, and he drove his truck to work each day. That is a lovely idea,
but I don't see how it could be guaranteed. The number of homes and the size of the retirement community
deeply worry me that the amount of traffic will become untenable.
I urge you to vote against the current proposal.
