RE: Wells street assisted living/Andorra Subdivision AZ,PP,CUP Mayor Robert Simison, I am writing to you today in regards to the project reflected above that will directly affect the residents of Woodbridge and the surrounding community. It is no surprise that the property east of Woodbridge, currently farmland, would ultimately sell due to its incredible location. However, several residents, including my husband and I, were under the impression that this property was zoned for commercial medical once sold. When we took ownership of our home in 2015, the thought of a rehab center or nursing care facility was planned and frankly quite expected. Since then, we have been through several changes and have had multiple concerns of the growing desire to disregard the commercial medical option and instead go with multi-family living spaces. 1 I am convinced that you love Meridian as much as my family and I do. We all understand with growth comes pains. However, this proposed plan for the property behind our community is a recipe for a disaster. Woodbridge has already become the “cut through” from Locust grove road to Eagle road. We have an exuberant number of vehicles that pass through our quiet and well maintained community all day, every day and late into the night. This alone has already brought with it more crime and destruction than ever before. Adding the rehab center and the multiple single and two story homes behind us will further mitigate this issue. The newest rehab on the corner of Wells and Magic View already posses huge traffic issues. The employees of that facility are currently parking on both sides of Magic View lining the street. Weekdays there are 10 plus cars on each side due to insufficient parking at their facility. This then causes cars to have to wait at both ends of the line to allow the other to get through. Where these cars are parked is the proposed new entrance and exit for the planned housing addition. Secondly, because we love and have great respect for our community, we have gone to great lengths to be open minded and have discussions with the developer regarding their plans/proposals. The current developer has broken several promises and commitments they have made to us. A couple of examples include removing the two story houses from the plan that directly back up to the houses on Woodhaven Ave. and using single story homes along that line instead. They also committed to mowing the field prior to the July 4th holiday as to prevent any chance of fires. Sadly, they did not follow through with these promises as well as several others. I bring this to your attention because we believe that their proposal will not be followed either. They show that they intend to provide a pool for their community but in the past we have found that once building begins, money is short and all of the extras and beneficial plans for the neighborhood gets dropped. Our community has already endured members of the townhouses on the corner or Franklin and Locust grove attempting to use our facilities. We should not have to police our communities facilities, the ones we pay dues for because of poor planning on their parts. I want you to know first and foremost that we are a wonderful community. We try very hard to keep or neighborhood beautiful and safe for our children. We are open and willing to welcome commercial medical offices as originally zoned for that property knowing that traffic will be intense weekdays during business hours but that weekends and after 5pm it would be significantly reduced. If you have the time, I welcome you to drive through our neighborhood and see and feel the congestion for yourself. We do not need to have a child or any other pedestrian hit before we decide that this was a bad decision. I am asking that if you do vote to approve the proposed plans, that you set very specific rules and regulations for this developer with significant consequences if they are not followed. Ultimately, we the citizens of Woodbridge will be “big brother” to this new community regardless of what is built. This will ensure that they keep with the standards and quality that help keep Meridian great!
