First, when we move into a neighborhood and see vast acres of vacant land, we understand it will eventually be developed. 1. The expectation is the future development will be consistent with the city's "vision" and reasonably conform to the existing area. 2. This does not appear to be the case with the developer's proposal for this Centerville Subdivision. 3. If the City of Meridian has already deemed this area to be medium density housing, then why does a developer submit a plan that shows HIGH-DENSITY housing? And, why is this even up for consideration? 4. We all know the developer only cares about one thing - maximizing profit. This developer does not care about any impact on the existing neighborhood, traffic, schools or anything else. They will build, leave and any remaining problems are not their problems. 5. And, also, hearsay, this developer has a reputation for building cheap, low-value homes that would appear to not be consistent with the existing homes in the Hillsdale Creek or Century Farms subdivisions. 6. This plan only benefits the developer - not the City of Meridian or the current residents of the area. 7. I urge the Planning and Zoning Commission to have the developer prepare a plan that is consistent with the City's vision for the area - current residents should not be subverted in favor of developer's profit.
