Hi,
My wife and I live in the Century Farm subdivision. We are very concerned with several aspects of the proposed
Centerville Subdivision. We are not able to attend the P&Z meeting Thursday so I thought I would email my concerns. I
appreciate the opportunity to share these:
1. The high density is not consistent with the surrounding communities, Hillsdale Creek and Century Farms
primarily.
168 unit three story apartment buildings, 35 high density townhomes and 79 single family dwellings on very
small lots.
2. Homes back up to Hillsdale with no landscape buffer. This is inconsistent with the adjoining neighborhoods and
is generally unsightly. It also detracts from the adjacent neighborhoods’ attractive appearance.
3. All outbound traffic funnels into 2 exits, 1 onto Amity and 1 onto Hillsdale, both are very close to the
Amity/Hillsdale intersection. This will likely result in backups at the intersection and
create several unsafe traffic issues. Inbound traffic will result in a safety issue with traffic congestion and
conflicts with vehicles turning right and left from Hillside to Amity. 327 households will result in a minimum of
490 additional vehicles to this intersection. This will also increase traffic into the adjacent neighborhoods.
4. Traffic from the proposed subdivision will significantly increase the traffic on S. Stockenham Way past the YMCA
and Hillsdale Elementary as they travel to Taconic and out to Eagle road.
The area is already congested during the school year and the steep grade and sharp turn onto E. Rockhampton
was not designed for high traffic volume. This potentially endangers the children as they go to and from school
into their neighborhoods.
5. The proposed subdivision has a small park in the center of the complex with minimal landscaping in the west
half of the subdivision. This is inconsistent with the adjacent neighborhoods and does not appear to be
adequate for the number of households. This will likely increase traffic to Hillsdale Park with the potential of it
becoming overcrowded.
There are several other concerns that I am sure will be expressed at the meeting.
