Watertower Street, Ste. 202 Meridian, Idaho 83642 Re: Conditional Use Permit Modification Freedom Storage Center 943 West Overland Road - Meridian Dear Caleb, Please review the attached Conditional Use Permit Modification Application and associated attachments for the Freedom Storage Center project in Meridian. The original approved Conditional Use Permit was for a planned development consisting of 3,200 s.f. of retail office, a 1,600 s.f. caretakers apartment and 28,130 s.f. of conditioned storage on the NW corner of the property. The remaining portion of the property was approved for an additional 122,550 s.f. of storage which was constructed in 2006. We are proposing a modification to the Conditional Use Permit to allow a single story 15, 620 s.f. office/retail building in place of the original 32,930 s.f. of retail office, apartment and conditioned storage space. We are also proposing turning approximately 3000 s.f. of existing storage behind the office retail building into a shipping and receiving space. The office/retail building materials and forms will be a departure from original elevations prepared by Moore Design Associates. The original elevations were aesthetically similar to the storage building design based on the fact that the building on the NW corner of the site was predominantly additional storage space. Our proposed LEED certified building material palate will consist of cement board panels, corrugated metal, and concrete. We are also looking into the option of a green roof on a portion of the building as well as future photovoltaic arrays on the roof to provide a portion of the buildings required power. The design intent is to create a unique identity for the building to emphasize the office retail use and environmental nature of the project.
