WRITTEN NARRATIVE
EASTWOOD SUBDIVISION
Eastwood Subdivision contains 24 single-family residential lots on 7.556 acres zoned R-4. This property,
located 1/4 mile north of E. Amity Road on S. Locust Grove Road, adjoins the proposed Reflection Ridge
Subdivision on the north. The minimum lot size is 8,000 square feet, with an average lot size of 8,983
square feet. Four (4) common lots are located within the project, totaling 0.74 acre (9.8 percent open
space, 6.04 percent usable open space). The gross density is 3.18 dwelling units per acre (du/acre) and
the net density is 4.95 du/acre.
The final plat conforms with the approved preliminary plat and meets all requirements thereof. The
project conforms with all requirements and provisions of the UDC. The project was designed using
acceptable engineering, architectural and surveying practices and local standards. The project was
annexed under Ordinance 07-1310. A development agreement for AZ 06-045, recorded as Instrument
No. 107056316 in Ada County, was entered into due to site -specific requirements. Those requirements
include:
✓ A maximum of 24 units to be constructed on the site.
✓ All homes shall contain at least 1,200 square feet of living area.
✓ All homes on Lots 11, 12 and 13, Block 1, shall be restricted to a single story and be subject to
minimum 20-foot rear setbacks. Lot 10, Block 1, shall also be restricted to a single story.
