The following will be the requirements and/or concerns to provide minimum levels of fire protection for
the proposed project:
1. That a fire -flow of 1,000 gallons per minute shall be available for duration of 2 hours to service
the entire project. Fire hydrants shall be placed an average of 400' apart. 1997 UFC Appendix III -A
2. Operational fire hydrants and temporary or permanent street signs are required before
combustible construction begins. UFC 901.4.2 & 901.3
3. Acceptance of the water supply for fire protection will be by the Meridian
Water Department.
4. Final Approval of the fire hydrant locations shall be by the Meridian Fire Department.
5. All radii shall be 28' inside and 48' outside radius.
6. Insure that all yet undeveloped parcels are maintained free of combustible vegetation per
section 1103.2.4 of the Uniform Fire Code.
7. The roadways shall be built to Ada County Highway Standards. UFC 902.2.1
8. The proposed 79-lot subdivision with an estimated 2.9 residents per household would have a total
estimated population of 229 residents at build out. According to a report completed by Fire &
Emergency Services Consulting Group in February of 2000 our requests for service are projected to reach
2800 in the year 2005 and 3800 by the year 2010, this is up from 2069 responses in the year 2000.
9. Any roadway greater than 150' in length that is not provided with an outlet shall be required to
have a turn around.

The Meridian City Water Superintendent and Sewer Inspector advise me that the installation of
this subdivisions sanitary sewer and domestic water systems have been satisfactorily completed in
accordance with the approved plans. These systems have passed the required tests, in accordance
with City Standards, and are hereby accepted by the City for ownership and maintenance.
In accordance with present City policy, the installation and materials of the sewer and domestic
water systems are to be warranted against defect by the contractor for a period of one year from
the date of this letter

STORM WATER MANAGEMENT RECOMMENDATIONS
It is recommended that storm water be pre-treated through a grassy swale
prior to discharge to the subsurface to prevent impact to ground water and
surface water quality. The engineers and architects involved with the design
of this project should obtain current best management practices for storm
water disposal and design a storm water management system that is
preventing groundwater and surface water degradation. Manuals that could
be used for guidance are:

Becky,
Sonya and I inspected Bridgetower Crossing #1 last Friday. As you may know, there are
several required elements of the approved Landscape Plan that are not yet installed. These
are listed below. I understand that sufficient surety is still in place through early November
(when the Letter of Credit expires) to cover the incomplete improvements. So, this memo is
mainly to let you know what improvements will either need to be completed by November 8th
or the Letter of Credit renewed to cover the difference.
The landscape areas listed below reference sheets in the final Landscape Plan, dated
3/22/02, by Harvest Design.
Outstanding Landscaping Improvements
1. All of #1, Landscape Development Area 3, Sheet LS-3
2. All of #2, Landscape Development Area 4, Sheet LS-3 (12' wide access road not
paved yet)
3. Path on #1, Landscape Development Area 6, Sheet LS-5 (not graded or paved)

The final plat shall include and be in compliance with all items required under Title 50, Chapter 13 of the
Idaho Code. The final plat submittal shall include at least the following:

in the proposed final plat (warranty deed).
3. Consent of recorded owners of the plat (signed signature
sheet or written consent. If owner is a corporation, we need a copy
of the Articles of Incorporation or other evidence to show that the
person signing is an authorized representative.)
4. Street name approval letter from Ada County
5. One (1) 8 '/2" x I V reduction of the final plat
6. Three (3) copies of the final engineering construction drawings
for streets, water, sewers, sidewalks, irrigation and other public
improvements. These must be stamped/signed by a
registered engineer/surveyor in the State of Idaho.
7. Ten (10) copies of the final plat at a scale of one inch equals
three hundred feet (1" = 300'). Include subdivision and street
names, lot and block numbers onl .
8. Thirty-two (32) folded copies of the final plat (dimensions of
18" x 27" per Idaho Code) containing the following requirements:
