Dear City Staff,
I am writing to oppose the proposed Centerville Subdivision. I have studied Meridian Comprehensive
Plan’s Cut Sheet for a mixed use neighborhood and read what options could be included in a mixed use
designation. This preliminary plat plan is in no way a development that fits with what I would imagine Meridian
would want for a mixed use neighborhood.
We would love to see more commercial properties, small restaurants, salons, doctor offices, etc. In this
proposal, they have included a single daycare that is accessed through the subdivision entrance only. I would
not consider this a commercial property that serves the whole community. In fact, their written narrative states,
the daycare “provides essential services to the residents of the entire Centerville community.” This statement
does not lend itself to assume that this commercial property is of value to all the surrounding communities.
We want the conjoining neighborhoods to flow together seamlessly. We want multi-family homes to fit
within the designated area from the comprehension plan, not exceed it by an astronomical amount. This
geographical area is already developing very quickly and neighborhoods are being built at medium density all
around us. This is not the area for high-density apartment complexes. These types of multi-family units should
be closer to freeway access and bus lines.
I also want to mention that their plan is for THREE STORY apartments. To their credit, they did make a
small change to remove the three story apartments directly behind my house. But again, this area is not
appropriate for three story apartments towering at an already higher elevation, looking into our backyards.
Making this area high-density will IN FACT bring forth many more issues. For me, overcrowded schools
are a major issue. My children deserve an education that isn’t tainted by capacity issues and teachers having to
teach in overcrowded classrooms. Also, parents should not have to worry about their students being bused to
other schools when we live within walking distance to Hillsdale Elementary. I’ve heard it mentioned that
Meridian has always been like this (poor planning and school boundary issues). However, I think we can still do
better and that includes smart development planning.
I also looked over the application material the developer sent into the city and I see that the traffic study
mentions Amity and Hillsdale Ave. intersection is an LOS F. This is NOT good. We need safe and efficient
roads! Construction is happening, road conditions are slowly improving. However, Amity road is not projected
to be worked on for another 15+ years. We can’t have a high density neighborhood without the proper roads to
support it.
I plan to be present and share my testimony at the Planning and Zoning Hearing. I also hope that all my
neighbors who cannot be present and/or prefer to send in emails, that the emails are thoroughly read and all
concerns, sources and facts are taken into consideration. This plan needs to be revised!
