Caleb Hood, Planning Division Manager Community Development Services Meridian City Hall Meridian, ID 83642 RE: Hill's Century Farm North Subdivision No. 2 Dear Mr. Hood, Please reference the attached exhibits, which detail Brighton Development's request for Alternative Compliance. The specific requests are as follows: • Remove the fencing around Common Lots 85, 99, 101, and 130 Block 1; • Remove the fencing on the west side of Lot 11, Block; Change the east boundary of Lot 149, Block 1 from 5' open vision metal fencing to 6' solid cedar fencing. Similar to what we have requested for Paramount Director No. 2, the buildable lots surrounding Lot 101, Block 1, have design and floor plans that do not incorporate a fence between the common lot and the buildable lot. In order to delineate the difference between buildable and common lot, we are proposing to install sod on the common lot and the homebuilder will install perma bark (rock) planter beds with shrubs and bushes. Exhibits A and B highlight the proposed changes. Exhibit C and E show a typical lot layout and how it would interact with the adjacent common lot. Exhibits D and F show photos of Paramount Director No. 1 and No. 2, to hep demonstrate how this type of request has been implemented successfully in the recent past. In addition to the Alternative Compliance requests noted above, we have made certain other updates to the fencing plan as noted in Exhibit A and listed as follows: • Change the fencing along the north boundary of Lot 48, Block 1 and on the south boundary of Lot 47, Block 1 from 6' solid cedar fencing to 5' open vision metal fencing. • Change the fencing along the east and west boundaries of Lot 28, Block 1 from 6' solid cedar fencing to 5' open vision metal fencing • Change the fencing along the south boundary of Lots 11-14, Block 1, the east boundary of Lots 15-18, Block 1 and the north boundary of Lots 18, and 20-27, Block 1 from 5' open vision metal fencing to 6' solid cedar fencing.
