Watertower, Suite 200 Meridian, Idaho 83642 c/o Anna Canning (Planning Director) Re: Application and Narrative for the Beacon at SouthRidge—Rezone Dear Anna, As discussed with staff, during the review of the previously submitted Conditional Use application for the Beacon at SouthRidge, it was noted that a portion of the existing boundary between the TN-C and TN-R zones followed a preliminary street layout for the original concept plan of SouthRidge. This current boundary now conflicts with the required building footprint (and planned building height) for a portion of the proposed Beacon at SouthRidge development. During discussions with staff, two approaches were considered; however, it was determined that a simpler approach would probably be to adjust the TN-C and TN-R boundary so that the entire site for the Beacon at SouthRidge was situated within the TN-C zone. Please note the following points of interest regarding this development: 1. With this change, the application would not require any specific requests for "waivers" or "variance" from City ordinance 2. The adjustment will help clarify a zoning boundary that would otherwise remain confusing and irrelevant to the current use 3. The request will remain in compliance with the goals of the Comprehensive Plan and the Development Agreement of SouthRidge 4. The adjustment of the zoning boundaries does not affect the plans for public utilities or services to the area. 5. The proposed adjustment of the zoning boundary should have little (if any) impact on surrounding uses. 6. There were no neighbors in attendance at the scheduled neighborhood meeting (Oct 1" 2008, 6:30pm); furthermore, no other communication was received from neighbors. 7. The layout of this property (as identified in the previously submitted conditional use application) is sensitive to that of adjoining properties, the overall development of SouthRidge, transportation systems, and etc. Based on the relatively small impact that this change in boundary will have on the area, we request that this adjustment in zoning boundary be approved as noted in the attached application material.
