To Whom It May Concern:
Project Description
The applicant and owner Primeland Investment Group, LLC, is proposing to subdivide lots 15,
16 and 17, Block 36 of Bridgetower Crossing Subdivision No. 11 and lots 43, 44 and 45, Block
32 of Bridgetower Crossing Subdivision No. 12. The subject lots are located in, Section 35,
Township 4N, Range 1 W Boise Meridian.
Site Design
The applicant is proposing eleven building lots and one common lot on 10.213 acres. The
property will be served by public roads currently surrounding the property and additional
propose public roads.
There is existing water, pressure irrigation and sewer services on the property and additional
services will be installed to accommodate all the lots. The additional services can be seen on the
engineering plans accompanying this submittal.
Conclusion
The applicant is asking the City of Meridian to review a final plat application for Bridgetower
Crossing Subdivision No. 15. To the best of my knowledge this final plat is in conformance with
the approved preliminary plat and meets all requirements or conditions thereof. To the best of
my knowledge this final plat is in conformance with all requirements and provisions of the UDC.
To the best of my knowledge this final plat is in conformance with acceptable engineering,
architectural and survey practices and local standards. To the best of my knowledge all street
finish centerline elevations are set a minimum of three feet above the highest established normal
groundwater elevation.
The annex at]on/rezone number is RZ-07-018 and a new development agreement is currently
being developed for this subdivision.

limited liability partnership, the Grantor, does hereby grant, bargain, sell and convey unto
PRIMELAND INVESTMENT GROUP, LLC, an Idaho limited liability company, the Grantee,

situate in Ada County, Idaho, and more particularly described in Exhibit "A" attached hereto and
incorporated herein by reference.
TOGETHER WITH all and singular easements, Iicenses, permits, waterrights, the tenements,
hereditaments and appurtenances thereunto belonging or in anywise appertaining, the reversion and
reversions, the remainder and remainders, rents, issues and profits thereof, and all estate, right, title
and interest in and to the said property, as well as law as in equity of the Grantor.
TO HAVE AND TO HOLD the said premises, with their appurtenances unto the Grantee,
and Grantee's heirs and assigns. EXCEPT those to which this conveyance is expresslymade subject
as set forth below and those made, suffered or done by the Grantee or Grantor's predecessors in title,
easements ofrecord or use, and except general taxes and assessments (including irrigation and utility
assessments, if any) for the current year. '
Grantee is relying solely upon Grantee's inspections as to the condition of the Property.
Grantor and Grantor's agents, employees and attorneys are not making, have not made and expressly
disclaim any representations or warranties, express or implied, with respect to any aspect, feature or
condition of the property, including, without limitation, the existence of hazardous waste, or the
suitability of the property for Grantee's intended use. Grantee shall independently verify all
information regarding, any aspect or feature of the property provided by Grantor. Grantor does not
guaranty the accuracy of any information provided by Grantor, its agents, employees or attomeys.
Grantee is purchasing the Property in "AS IS" "WHERE IS" condition, subject to all faults (whether
they be physical, environmental or otherwise), including both latent and patent defects.
Grantor makes no covenants or warranties with respect to title, express or implied, other than
that previous to the date of this instrument, Grantor has not conveyed the same estate to any person
other than Grantee and that such estate is at the time of the execution of this instrument free from
encumbrances done, made or suffered by Grantor, or anyperson claiming under Grantor, subject to
taxes not yet due, any and all easements, restrictions, agreements and other matters of record, and
any and all matters which would be disclosed by a survey or physical inspection of the Property and
improvements thereon, as of the date of this instrument.
