Gramercy Subdivision No. 3 Final Plat
Project Narrative
Tuscany Development, Inc., hereby applies for final plat to resubdivide Lot 1, Block 4, Gramercy
Subdivision No. 1, into 18 lots. The lots will accommodate attached single-family dwellings in a
townhouse configuration. The townhomes are intended to be "live/work" dwellings, which will
accommodate home occupational uses that shall adhere to the home occupation requirements in
accordance with UDC 11-4-3-21.
The primary vehicle access to the units will be from private alleys at the rear of the home; no
driveways will access the main streets. Sewer and water already serve the site, and road
improvements have been made in accordance with Ada County Highway District standards.
The final plat conforms with the approved preliminary plat and meets all requirements thereof.
The project conforms with all requirements and provisions of the UDC. The project was
designed using acceptable engineering, architectural and surveying practices and local standards.
The property was originally annexed under Ordinance No. 06-1253, recorded as Ada County
Instrument No. 106141053. A rezone to TN-R was completed for this property under Meridian
City Ordinance No. 08-1351, Ada County Instrument No. 108022888. The applicant and/or his
predecessor entered into a Development Agreement, recorded as Ada County Instrument
No. 106141056, with a subsequent addendum to the development agreement (Ada County
Instrument No. 108022890).

1. Name. The name of the corporation is TUSCANY DEVELOPMENT, INC.
