As back ground information, in 2005 we entered into a Development Agreement whereby a conditional use permit must be issued for lots bordering certain residential lots in Overland Subdivision. Lots 1 & 2 currently border one of these residences. The proposed project will consist of two multi tenant retail buildings (see exhibit A). The west building totals 7,351 square feet (see exhibit B) and can accommodate up to five tenants. Construction will be a stone veneer to the top of the store front glass with stucco above. Glass fronts will be 10 feet high ( see exhibit ). The east building totals 3,291 square feet (see exhibit C) and can accommodate up to three tenants. Construction will be brick veneer on the lower half with stucco above. Glass fronts will be 10 feet high. Both buildings will incorporate glass on the building elevations facing Overland Road. Please note: * The development agreement requires Kimball Properties install a 6 foot vinyl fence along the north property line of the development. After meeting with the adjacent home owner we have agreed to install this fence prior to construction. * There is currently a 35 foot landscape buffer along Overland Road that was approved with the final plat. This landscape area will remain unchanged. * We are adding an adequate number of trees along the north landscape buffer to provide 80% cover upon maturity. Regarding administrative issues, we conducted a neighborhood meeting on Thursday July 31S`. Gale & Sherry Saucer and Brad Miller attended the meeting. There was no opposition expressed.
