The Hub Mixed -Use Development — Downtown Meridian
Dear Mr. Hood,
On behalf of the Meridian Development Corporation (MDC), Johnson Architects is
submitting for your review and consideration this application for a Conditional Use
Permit application for The Hub mixed -use building to be located at the northeast corner
of Broadway and E. Second Street, in downtown Meridian.
The following narrative highlights the key components of this application.
Proposed Parking Exception:
Per the Downtown Meridian Design Guidelines:
Location: Off-street parking is allowed only at the rear of building not
visible from streets and in parking structures. Parking is not allowed
within 30 feet of street facing facades. This street facing area must be
used for tenant space with active uses.
We are proposing under this initial development phase, temporary surface parking along
Portions of Broadway and E. Third Street to meet the parking requirements for the
proposed 26,000 s.f. (+/-) mixed -use building. It is the developer's intent to develop the
balance of this site (consistent with the Downtown Meridian Design Guidelines) once
MDC is able to provide sufficient off -site public parking for the Downtown District as
stated in the Guidelines. See attached phasing renderings for current and future proposed
development on this site.

with the City's vision for this particular area and feel it will be a positive addition to the

COMMITMENT OF PROPERTY POSTING
Per Unified Development Code (UDC) 11-5A-5D, the applicant for all applications requiring a
public hearing (except for a UDC text amendment, a Comprehensive Plan text amendment
and/or vacations) shall post the subject property not less than ten (10) days prior to the hearing.
The applicant shall post a copy of the public hearing notice of the application(s)on the property
under consideration.
The applicant shall submit proof of property posting in the form of a notarized statement and a
photograph of the posting to the City no later than seven (7) days prior to the public hearing
attesting to where and when the sign(s) were posted. Unless such Certificate is received by the
required date, the hearing will be continued.
The sign(s) shall be removed no later than three (3) days after the end of the public hearing for
which the sign(s) had been posted.
