HomeMy WebLinkAboutPAD K Narrative June 16, 2021 City of Meridian Building Department Meridian City Hall, Suite 102 33 East Broadway Avenue Meridian, Idaho 83642 Re: C-SHELL Application Project – Orchard Park Pad K Shell and Core 6192 North Linder Road Meridian, Idaho Project No. 21068.000 Dear City of Meridian Building Department: The following is a project narrative for the construction of a one-story shell and core associated site work, located in Lot 1 of the new Linder Village - Orchard Park development, at 6192 North Linder Road, Meridian, Idaho. The construction of the project will take place on parcel: R5262500100, which is currently zoned (C-C) Community Business District, which permits this type of use. The building size is approximately 5,000 square feet for a single tenant use. The building shell is planned for construction; a separate tenant improvement will be submitted for review at a future time. Lot 1 will be developed in multiple phases. The first phase will consist of Pad K and approximately 42,705 SF of the 107,347 SF total site. There will be related site improvements associated to the building including new outdoor patio, new parking, new sidewalk, trash enclosure and landscaping. The building’s exterior has been designed to meet current city design standards. The materials that give the building its rustic farmhouse character consists of brick, EIFS, and cedar wood siding. These materials ensure that the look of the building will remain intact over time. Black anodized metal on the storefronts, canopies, and trim provides contrast next to other building materials. The front façade of the building consists of one main entry with cedar siding to provide a prominent design element highlighting the main entry. There will be a secondary “Pick Up” entry to the west of the main entrance. Corner brick overbuilt elements balance the linear façade of the building. Differing parapet heights and canopies serves to bring the scale of the building to the pedestrian level. The building massing is broken up by a linear bold line that extends from the main entry over to the partially covered patio. This same design language is used throughout the other elevations to provide a consistent massing on all façades. City Planner Page 2 June 16, 2021 The design intent with mechanical is to have it serve the building without being obtrusive. Mechanical equipment and units will be placed on the rooftop with parapets to screen, preventing sight of the units from the ground. One tenant monument sign is proposed on the Linder Street side of the building near the trash enclosure as well as above the tenant entry on the south façade and north facade for clear visibility from all directions. The required number of parking stalls is 20, there are 50 parking stalls proposed to be constructed with Pad K site. The surrounding parking lot proposed landscaping is designed to create an inviting area for visitors; similarly, the trash enclosure area will be screened.
