Fullmer Subdivision
Combined Preliminary/Final Plat Narrative
Jeffrey B. Fullmer hereby applies for a combination preliminary/final plat for the Fullmer
Subdivision. The project consists of two single-family residential lots on 0.32 acre. One lot is
6,942 square feet and the other is 7,510 square feet. The property is zoned R-8, which is consistent
with the Meridian Comprehensive Plan Map designation of Medium Density Residential. The gross
density (6.25) of the project complies with the City's designation of Medium Density Residential,
which calls for up to 8 units per acre. The net density is 6.25 dwelling units per acre.
The final plat is in conformance with the proposed preliminary plat and will meet all requirements
or conditions thereof. The final plat conforms to all requirements and provisions of the UDC and
with acceptable engineering, architectural and surveying practices and local standards.
The plat is a resubdivision of Lot 12 and a portion of Lots 10 and 11, Block 8, of Cottage Home
Addition to Meridian, along with a previously unplatted parcel. This property adjoins the existing
Catherine Park to the east, Sterling Creek Subdivision to the north, and existing single-family
residential lots in Cottage Home Addition. A private driveway easement is being established to
serve the two lots of the Fullmer Subdivision and two additional lots. Sewer and water will be
extended to serve the site and the water system will be looped to an existing water line in Cathy
Lane. Emergency access to connect to Cathy Lane will be provided and bollards installed to
prevent cut -through traffic of the general public.
The property can be adequately served by essential public facilities and services. Road
improvements will be made in accordance with Ada County Highway District standards, and
impact fees will be paid to Ada County Highway District with each building lot. No variances
are being requested as part of this application. We are not aware of the annexation ordinance for
this property, but the original plat was recorded in 1904.
